It means that agent is the agent that is selling the house for the owner. It is not just a listing that any agent can get you as a buyer agent. This is the seller agent for the house.

It means the owner of the house being sold is owned by a real estate agent or broker. The agent is handling his own listing.
It means the owner is also a real estate agent, we are required to disclose if we are selling property that we own. Or partially own.
Owner/agent or Owner/broker does just mean that the agent that is advertising also owns the property. Legally we have to disclose that we have an ownership interest in any property that we are selling or leasing. Some people assume it to mean that we are representing the owner, but, no. We ARE the owner. It’s not anything to avoid. An owner/agent is more likely to have a handle on a realistic price for the property and is generally very careful to make all required disclosures to a buyer.
